A finished modern bathroom with a walk in shower, quartz counter vanity, and matte black fixtures.

Bathroom renovations hide more surprises per square foot than any other room. Cast iron drain stacks, rotted subfloors under toilets, mold behind old tile. Every bathroom demo tells you something the previous owner did not want to know. Median all in cost for a mid range bathroom job in 2026 is $28,000 in the US and C$32,000 in Canada. This guide walks the real numbers, a realistic timeline, and the waterproofing decisions that prevent a $30,000 rebuild in 5 years.

What a bathroom renovation actually costs

The three biggest lines are always tile work (25 to 35 percent), fixtures and vanity (20 to 30 percent), and labor (25 to 35 percent). Plumbing rough in adds 10 to 20 percent whenever fixtures move. Waterproofing membrane and cement board add another 3 to 5 percent that is easy to skip and never should be.

Budget vs mid range vs luxury

Bathroom tiers differ from kitchen tiers. A budget bathroom is genuinely fine for a rental or a second bathroom. A luxury bathroom is often over invested for resale but delightful for daily use. Mid range is the sweet spot for the primary family bathroom.

Budget refresh

1 to 2 weeks

$6,000 to $16,000

Cosmetic update, no layout changes

Paint, new mirror and faucet, toilet swap, vanity replacement, refresh grout. Existing tile stays.

Mid range remodel

4 to 8 weeks

$18,000 to $42,000

Full remodel with existing footprint

New tile floor and shower surround, new vanity, new toilet, new tub or walk in shower, updated lighting, standard fan.

Luxury master

10 to 16 weeks

$50,000 to $120,000 or more

Full gut with layout changes

Walk in shower with bench and multiple heads, freestanding tub, heated floors, custom vanity, high end fixtures, steam or sauna add ons.

A realistic 6 to 10 week timeline

Standard bathroom remodel with tile shower, new vanity, and existing footprint. Add 3 to 5 weeks for permit approval before demo if plumbing is moving.

Design and permit filing

Week 4 to 8 before

Layout decisions, tile selection, fixture ordering. File permits in parallel with tile order.

Demo

Week 1

Remove tub or shower, tile, vanity, toilet, and flooring down to subfloor. Cap plumbing.

Rough in

Week 2

Plumbing rough in for any moved fixtures, electrical rough in for new lighting and outlets, exhaust fan install. Inspection at end of week.

Waterproofing and cement board

Week 3

Cement board on all wall areas, waterproof membrane on shower walls and floor. Photograph for record before tile.

Tile install and grout

Week 4 to 5

Floor tile, wall tile, shower surround. Grout after tile is set. Seal grout.

Vanity, fixtures, finish

Week 6

Install vanity, toilet, sink, faucet, shower door, lighting, mirror, hardware.

Punch list and water test

Week 7 to 8

Touch up paint, silicone caulk at all corners, run water test on every drain and shower for 20 minutes.

Layout decisions that hide the biggest costs

Bathroom layout changes cost more per foot than kitchen layout changes. Moving a toilet flange is $1,500 to $4,000. Moving the shower drain is $2,000 to $5,000. Adding a bathroom where none was is $15,000 to $30,000 just in rough in.

Keep the layout when

  • Existing plumbing locations are usable
  • You want to save $5,000 to $10,000 in rough in
  • Permit approval time bothers you
  • You are renovating a rental or second bathroom

Change it when

  • You want to convert a tub into a walk in shower
  • You need to accommodate a wheelchair or aging in place
  • You want a double vanity but a wall is in the way
  • The current toilet position blocks the door

Tile vs shower panels

The choice between tile and solid surface shower panels changes the timeline, the cost, and the resale value. There is no single right answer. It depends on which bathroom you are renovating.

Ceramic or porcelain tile

$8 to $22 per sq ft installed

Pros: Timeless look, repairable, best resale, huge color and pattern range, waterproof when installed correctly.

Cons: 3 to 5 day install. Grout needs periodic sealing. Labor is 40 to 60 percent of the cost.

Solid surface shower panels (Corian, Swanstone)

$5 to $12 per sq ft installed

Pros: 1 day install, no grout, seamless joints, harder to install badly, good for rentals and basement bathrooms.

Cons: Looks less premium at resale. Limited to solid colors or faux stone patterns. Not repairable if damaged.

PVC shower panels

$3 to $7 per sq ft installed

Pros: Cheapest option, DIY friendly, fast install, no grout, waterproof.

Cons: Looks the least premium. 10 to 15 year lifespan. Yellows in sunlight. Rental use only.

Natural stone tile (marble, travertine)

$18 to $45 per sq ft installed

Pros: Luxury look, unique veining and character, resale value.

Cons: Needs sealing every year or two. Etches from soap and acidic products. Cold underfoot.

Plumbing, waterproofing, and mold prevention

Every bathroom failure you have ever seen traces to one of three things. Bad waterproofing behind tile. Undersized or wrongly ducted bath fan. Grout used where silicone should be. Get these right and the bathroom lasts 25 plus years. Get them wrong and you rebuild in 5.

Three non negotiable waterproofing rules

  1. Full waterproof membrane (Kerdi, RedGard, or equivalent) on every wall behind tile. Photographed before tile install for record.
  2. Bath fan rated 110 CFM minimum, ducted to the exterior, not the attic. Verified running by the inspector.
  3. Silicone caulk at every inside corner and where tile meets tub or shower base. Grout in corners cracks within 2 years.

Any contractor who skips one of these to save $600 is going to cost you $30,000 in mold remediation.

Fixture budgets that hold up

The right fixture spend by category, for a mid range bathroom.

Toilet

$200 to $1,200

Kohler and TOTO one piece models around $400 to $700 are the mid range sweet spot. Skip $200 bargain models, they fail on the seal.

Vanity + top

$400 to $4,500

Big box store options at $600 to $1,200 look fine for 3 to 5 years. Semi custom shops start at $1,500 for a 36 inch vanity with a quartz top.

Faucet

$120 to $800

Moen and Delta at $180 to $350 outlast $60 imports and use standard replacement cartridges. Brand matters here.

Shower system

$300 to $3,000

Basic single handle at $300. Rain head + handheld combo at $700 to $1,200. Multi zone thermostatic systems at $1,500 to $3,000.

Exhaust fan

$120 to $500

110 CFM minimum for standard bath. Panasonic and Broan at $220 to $350 are quiet at 0.3 sones and ducted correctly.

Frequently asked questions

How much does a bathroom renovation cost in 2026?+

A mid range bathroom renovation in the United States costs $18,000 to $42,000. Cosmetic refreshes start at $6,000. Full luxury master baths run $60,000 to $120,000. The three biggest lines are tile work and installation (25 to 35 percent), fixtures and vanity (20 to 30 percent), and labor (25 to 35 percent). Plumbing rough in adds 10 to 20 percent when moving fixtures.

How long does a bathroom renovation take?+

Plan for 6 to 10 weeks on site. Cosmetic refresh (paint, mirror, faucet, toilet swap) takes 1 to 2 weeks. Standard bathroom (new tile, vanity, tub, toilet, no layout change) takes 4 to 6 weeks. Full gut and remodel with layout changes takes 8 to 12 weeks. Add 3 to 6 weeks for permit approval if plumbing or electrical is moving.

Do I need a permit for a bathroom renovation?+

Yes for anything moving plumbing, electrical, or the toilet flange. Tile replacement, vanity swap, and faucet or toilet replacement in the same location usually do not need a permit. Adding a shower where a tub was is a permit job every time. When in doubt, ask your contractor.

Should I get a tub or a walk in shower?+

For resale, keep at least one tub in the house. For a master bathroom that is the second bathroom in the house, a walk in shower with a bench is the strong preference among 2026 buyers. For a family bathroom serving kids, keep the tub. Never remove all tubs in a house unless there are 3 plus bathrooms.

Tile vs shower wall panels, which is better?+

Traditional ceramic or porcelain tile is timeless and repairable but takes 3 to 5 days to install and has grout that needs periodic sealing. Solid surface shower panels (Corian, cultured marble, PVC) install in a day, have no grout, and cost 30 to 50 percent less on labor. For master bathrooms tile still wins on look and resale. For rentals or basement bathrooms, panels are the pragmatic pick.

How do I avoid mold in a new bathroom?+

Three things. Waterproof membrane behind all tile (Kerdi, RedGard, or equivalent). Bath fan sized correctly (110 CFM minimum, ducted to outside not attic). Silicone caulk instead of grout at all inside corners and where tile meets tub or shower base. Skip any one of these and you will have mold in 3 to 5 years.

What is the ROI on a bathroom renovation?+

Cost vs value studies show 60 to 70 percent recoup at resale for mid range bathroom renovations. Higher end luxury bathrooms recoup 50 to 60 percent. The mid range sweet spot outperforms both budget cosmetic refreshes (which look unfinished at resale) and luxury builds (which over invest for the market).

How do I find a good bathroom renovation contractor?+

Three checks. Valid state or provincial contractor licence. General liability plus workers compensation insurance certificate. Three references from bathroom projects completed in the past 12 months, call them. Ask specifically about their waterproofing method behind tile. Any contractor who says 'just cement board' is a red flag.
